Pioma Home is THE Airbnb concierge service that adapts to the needs of each property owner while catering to guests, especially families.

We offer property owners three service packages (Starter, Essential, Premium)
, allowing everyone to choose the one that best aligns with their vision and expectations.

We handle the complete management of short- and medium-term rentals, from creating and promoting listings to personalized guest check-ins, as well as meticulous cleaning of the property. We provide specific services for travelers, particularly families, to ensure total satisfaction at the end of each stay.

Our services are currently available in Paris, as well as on the French Riviera (Saint-Raphaël, Fréjus, Saint-Aygulf, Les Issambres, Sainte-Maxime, Port-Grimaud, Saint-Tropez, Ramatuelle, Cavalaire, and Croix-Valmer) and in the French Alps (Courchevel, Méribel, Val Thorens, Tignes, Val d’Isère, Chamonix, Megève and La Clusaz). Pioma Home services

We handle the entire process:

  • Professional photography
  • Creation and writing of an attractive listing
  • Publication of the listing on our partner platforms, such as Airbnb, and on our own booking site.

All listings are created under the Pioma Home name with our contact information to avoid bothering you, while you maintain control over the reservation calendar.

Thanks to our expertise, high-quality photos, and premium services (such as the Pioma Family option, Pioma Selection guides, cleaning services, etc.), we optimize the visibility of your listing.

Depending on the chosen option, key management can be handled either by a Piomanager or autonomously with a key box.

  • Key handover by a Piomanager: Our Piomanagers personally welcome guests into your property, ensuring a warm and personalized arrival experience.
  • Autonomous key management: The keys are kept at Keynest, Airbnb’s official partner, which has over 5,000 drop-off points mostly open seven days a week. Each rental has a unique and time-limited key box, ensuring optimal security for your property. The keys are deposited before each arrival, and the code is provided in the digital welcome booklet that your guests receive prior to their stay.

We handle the cleaning before and after the rental. The laundry service depends on the chosen package.

To provide the best possible experience for your guests, our team of hotel cleaning experts prepares your property before their arrival: cleaning, tidying up, and providing sheets and towels (according to the chosen package). At the end of the stay, this same team restores your property to order, paying attention to every detail. Our goal is to deliver impeccable service for the utmost satisfaction of your guests!

We strive to provide an unforgettable experience for your guests, from the moment they express interest in your property on partner platforms like Airbnb until their departure.

To ensure a pleasant stay, we provide detailed guides about the rental they’ve booked. These guides include practical information (key codes, Wi-Fi code, etc.) and a list of available amenities.
Depending on the chosen package, we also offer recommendations for places to visit, activities, kid-friendly restaurants, and much more. We provide a dedicated phone number, available 24/7 depending on the package, for any assistance or questions during their stay. Additionally, we share the contact details of our local partners for quick intervention on any technical issues (electricity, plumbing, or locksmith services).

Safety & insurance

It is essential for us to be impeccable in selecting the guests who will occupy your property. We systematically check three key points:

  1. The identity of the guests,
  2. The guests’ profiles validated and certified by partner platforms like Airbnb,
  3. The reviews and comments received from previous rentals.

Our priority is and will always be the respect and security of your property.

Ensuring the security of your property and belongings is our top priority. During our first meeting, we can discuss together how to secure your home and personal items.

It is highly recommended to remove and store your valuables in a safe place, such as locked rooms, closets, or other secure storage areas. If this is not possible, we advise using a padlock on a door, closet, or another area to create a secure space. Alternatively, you can always use tape or seals to secure items.

In the event that the tape is torn, the seal is cut, the lock is forced, or the padlock is broken, the security deposit will be immediately withheld on your behalf, and a procedure will be initiated against the guests. Additionally, the Aircover guarantee, available at no cost with Airbnb, provides you with coverage under the owner’s guarantee.

Rates & income

To help you choose a tailored service that meets your needs and expectations, we offer three different packages: Starter, Essential, and Premium.
These correspond to three levels of commissions ranging from 15% to 30%. Since we operate on a commission basis, if your property is not rented, you pay nothing.

Pioma Home concierge uses what is known as dynamic pricing. We analyze multiple variables through software and our expertise, such as seasonal demand, local events, availability of competing properties, and advance bookings. By using this data, we strategically adjust prices automatically to optimize your revenue while considering your rental and profitability goals. This approach allows us to remain competitive in the market while maximizing your potential earnings.

At the same time, we launch advertising campaigns and communication initiatives on social media and other channels to raise public awareness and continually improve your occupancy rate.

If your guests booked through Airbnb, you receive your payment as soon as the reservation ends.

If your guests booked through the Pioma Home booking site, you will receive your payment within a maximum of 7 days following the end of the reservation.

There is no additional processing required on your part, as this is a net income on which our commission has already been applied.

Legislation

In France, your primary residence is the home where you live for at least 8 months a year, except in special circumstances. You can rent out your entire home for a maximum of 120 days per year (with no limit if you are only renting out a room in your primary residence).

A secondary residence is a property where you live occasionally, for less than 4 months a year. You can rent out your secondary residence on platforms like Airbnb, but be sure to check the regulatory conditions, which vary depending on the property’s location:

  • For rentals in towns with fewer than 200,000 inhabitants, you must declare the rental of your secondary residence with the town hall (this is a free online service). You will then receive a registration number, which is essential for publishing your listing. Without this number, your listing will be blocked.
  • For rentals in towns with more than 200,000 inhabitants, in Paris and its surrounding areas, and in towns with more than 50,000 inhabitants in so-called “tense” zones, you must change the usage of your property from residential to furnished tourist accommodation (commercial property). In this specific case and in certain cities, a principle of compensation applies, meaning you will need to convert a commercial property back to residential use.

However, this principle does not apply uniformly everywhere; for example, it applies in Paris and Bordeaux, but with conditions in Lyon.

You can sublet your property on a platform like Airbnb only if:

  • You have written permission from your landlord,
  • Your rental income does not exceed your rent amount.

Subsequently, the same rule of a maximum of 120 rental days will apply, as this property constitutes your primary residence.

Taxation

To declare gross income (total amount of income) from rentals on Airbnb, you must choose between the micro-BIC regime and the actual regime:

  • Micro-BIC Regime: You benefit from a flat-rate allowance of 50% on your gross income from Airbnb, as long as it does not exceed €77,000 per year. For example, if you earned €10,000 gross from Airbnb, you would only declare €5,000.
  • Actual Regime: You can deduct your actual expenses, such as maintenance, repair, and management fees. For instance, if you earned €10,000 gross from Airbnb and your expenses amounted to €2,000, you would only declare €8,000 in gross income.

Then, you simply need to include this income in your annual tax return under the appropriate category. Be aware that if your gross income from Airbnb exceeds this threshold, you will automatically be subject to the actual regime.

The tourist tax is a fee imposed on travelers by local authorities for their temporary stay in a tourist area. The amount varies by municipality and is collected by accommodation providers. It is generally used to fund local tourism projects.

As of July 1, 2018, Airbnb is responsible for collecting the tourist tax for reservations made through its platform in municipalities that have implemented this tax and are registered with the tax authorities (Ocsitan). This tax is then remitted twice a year by Airbnb to the municipalities, acting on behalf of professional hosts and individuals.
